Market research
Whether considering a renovation for profit or pleasure, you will be in a stronger position when you understand the variance between renovated and un-renovated properties. We’ll also make you aware of probable costs associated with renovating to a given standard.
Landlord Consultation
As an investor you need to ensure your investment is earning it’s keep. We provide advice on improving your property to retain valued tenants, warrant a rent increase or ensuring your property is more appealing than those in direct competition.
Product Purchasing Service
Elljay Concepts provides a complete or “accompanied” purchasing service, giving you confidence that the look and feel you’re aspiring to will be achieved within your financial means. We have built strong relationships with trade suppliers, furniture and electrical outlets and home decorator stores and developed a thorough knowledge of their product range, ensuring you are not wasting time or money.
Marketing Floor Plans
Clear, easy to read floor plans, suitable for marketing purposes or for you to sketch & scribble your renovation/design ideas can be arranged. If you are unable to provide an existing plan or sketch with measurements we can do an on-site measure (allow 30 minutes to an hour depending on the size of the property).
Unsold/Unrented Property Assessment
In the event your property has been sitting on the market or untenanted for longer than you or your agent hoped, we cast an eye over it and provide unbiased, solution focussed suggestions.
Pre Sale Consultations
Lets discuss how to make your property look & feel great “before” you invite agents in for an appraisal. We determine what is worth spending money on and what is best left for your buyer (you don’t want to overcapitalize or blow your budget).
We help you with de-cluttering and de-personalising, suggest ways of creating the impression of more space and preparing for the professional photographer. Partial or full furniture staging and styling will be arranged.
This is the perfect time to address and eliminate potential “buyer objections” thus protecting the value of the property and keeping the days-on-market to a minimum.
Remote Property Consultation
You will get inspiration and advice or a full design brief for properties outside the area (near or far). Giving consideration to your property goals, we work from photographs you supply, the discussions that have taken place and your time frame and budget.
Trade Discounts
Unlike a builder, plumber, electrician or the likes, who put their margin on top of the price they pay for products – We always pass our “trade discount” directly on to you.
Advertising Copy
Well-worded, relevant “copy” for marketing – while stunning photography and clear floor plans initially attract buyers or tenants, thoughtful text will enhance that connection.
Short Term Rental (Airbnb) Consultation
We evaluate and report on the ideal guests for the size, style and location of your property and ensure it is furnished and equipped accordingly. Our aim is to help you achieve repeat and referral guests by providing the comforts and conveniences that make their stay memorable for the right reasons.
Pre-purchase Feasibility Study
Prior to you committing to a purchase, we will assess the suitability and viability of a property for your intended purpose. We do a site visit, listen to your goals, offer advice and suggestions plus research and provide you with current market data.
